Scheduled for completion in Spring 2026, the project includes provision of a four-storey structural steel frame shell with cladding, lifts and firefighting stair cores. The project also includes the full fit out of the facility including a mezzanine structure, storage units, internal finishes and MEP installations.
The project team includes project management by Peter Lawrence Stallworthy and Associates LLP, the architect is SMR Architects and the structural and civil engineer is Wilson Building Consultancy.
The location of the project, adjacent to Ashford Train Station, requires specific considerations and challenges associated with a Network Rail Basic Asset Protection Agreement (BAPA).
Challenges overcome by SMD include:
Programme and approvals risk – The submissions required a BAPA agreement with Network Rail, which can take significant time to negotiate and approve, with multiple Network Rail reviews that can impact the construction programme.
Design constraints and compliance – Designs must meet strict Network Rail standards (e.g. structural loading, clearances, vibration), often requiring redesign or additional assessments such as track side monitoring, glint & glare assessments.
Access and possession limitations – Working adjacent to live railway infrastructure restricts working hours, access methods, and sequencing, increasing.
