Project overview

The refurbishment involved extensive works to the basement, ground, first and second floors of the Grade II listed building. In addition to the strip out and demolition works in the basement, there was a requirement to carry out much-needed damp proofing works in preparation for internal wall, floor, and ceiling linings. These areas also received new mechanical and electrical installations including heating, lighting and ventilation systems.

Externally, replacement and remedial works to sash windows and above ground drainage systems were completed, all in-keeping with the building’s heritage properties.

Our Responsibilities

As with all construction projects in occupied spaces, maintaining segregation and minimising disruption were key deliverables that had to be achieved as part of the project.

With this being a school project, the added challenge of safeguarding was also a high priority needing careful consideration and robust management. A large proportion of the works involved demolishing and stripping out within a basement below an operational building. Detailed planning and coordination on the management of works was carried out in order to minimise disruption.

Understanding the staff and student timetables and sensitive periods was a key focal point in producing our methodology and construction plan. Crucial to the delivery of the projects, we arranged for any potentially disruptive works to take place during school holidays.

Dating back to the 1400s, Laxton House holds incredible historical significance. During our refurbishment works we came across a hidden tunnel, plus ancient archways that might once have been part of an old kitchen. Our client made the exciting decision to preserve these historic features as part of the finished works. We are honoured to have been involved with revealing and preserving these fascinating elements of history.

Social Impact

The SMD project team received an ‘Outstanding’ result from the Considerate Constructors Scheme visit.

In addition to receiving top marks of 45/45 across all three CCS Pillars: ‘Respect for the Community’, ‘Care for the Environment’, and ‘Value for the Workforce’, we were also awarded an extra two ‘Best Practice Points’ – bringing our overall score to 47/45. This was due to collaboration with Inspire 2 Ignite CIC and our efforts in creating a roadmap with local partners and companies to help young people gain insights into the construction industry.

We also earned a point for our ‘Construction Series’ educational videos, which showcase various stages of construction and highlight modern methods and sustainable practices.

Off the back of this project, our Site Manager Charlie Stocker was honoured at the CCS Gala Awards in December 2024, receiving both the Most Valuable Constructor Award and the Rising Star Under 30s Award. These accolades are a reflection of Charlie’s dedication and the team’s commitment to delivering impactful, community-focused construction.

SMD was also named a finalist in the ‘Future of Construction’ award category, recognising our innovative approaches and forward-thinking contributions to the industry.
